Amazon Web Services (AWS) has proposed a data-center campus at Lewis & Clark Ranch in West Richland, Washington, starting with three buildings and potentially expanding to 21. The reported $264 million figure is tied to the land deal, not a construction budget.
Trammell Crow Co. purchased nearly 1,000 acres from the estate of Frank Tiegs; AWS confirmed it was the buyer behind the deal.
How the proposal could scale
AWS provided estimates for the initial phase and a potential full buildout:
| Development stage | Buildings | Estimated annual water use | Estimated employment |
| Initial phase | 3 | 10 million gallons | 120–150 people |
| Potential full buildout | Up to 21 | 70 million gallons | 1,000 people |
Planning status as of November 2, 2026
As of November 2, 2026, AWS had not submitted a site plan to West Richland. The proposal was subject to review under the Washington State Environmental Policy Act (SEPA).
